Living in Botani, Ipoh

Botani is the area most Ipoh buyers shortlist first, and it is the one we get asked about most. It sits on the southern side of the city with AEON Mall Kinta City and KPJ Ipoh Specialist Hospital on its doorstep, which is an unusual combination for Ipoh — most areas give you one or the other, not both.

It is also the deepest market in the city. There are twelve live projects on this page alone, running from a RM170k condominium up to a RM1.08mil semi-D. That range matters: it means you can usually find something in Botani at your number, which is exactly why it is the default shortlist.

Double storey terrace20 x 70 to 22 x 80around RM498k
Triple storey terrace22 x 70around RM599k

Those are current launch-phase figures for the projects on this page, not a market average. Developer pricing moves with each phase and each block, so ask us for today’s list before you budget around it.

The honest read: Botani is not the cheapest place in Ipoh and it has not been for years. You pay a premium of roughly RM50k to RM80k over Lahat or Bercham for a comparable terrace. What that premium buys is the amenity cluster — and resale demand, which is the part first-time buyers usually forget to price in.

What is actually nearby

  • AEON Mall Kinta City — the anchor. Supermarket, cinema, the usual chains. This single building is why a lot of people buy here.
  • KPJ Ipoh Specialist Hospital — private specialist care within minutes. For multi-generational households this is often the deciding factor, not the house.
  • Schools — primary, secondary and international options in and around the area, so children can usually stay put through their school years.
  • Food — one of the densest concentrations of restaurants and kopitiam in Ipoh. You will not run out of dinner options.
  • Into town — roughly fifteen minutes to Ipoh Town on a normal day.

Who Botani suits

  • Families with school-going children who want to move once, not three times
  • Multi-generational households — having KPJ five minutes away changes how the whole family lives
  • Buyers upgrading out of an older part of Ipoh who want new wiring, a guardhouse and a mall nearby
  • Anyone who values convenience over the absolute lowest price per square foot
  • Buyers who care about resale — Botani has the deepest pool of future buyers in Ipoh

Who Botani does not suit — the honest half

  • You are stretching to afford it. A RM50k premium on a 35-year loan is real money; Lahat or Bercham gets you a similar house for less.
  • You want quiet. Botani is busy, especially around AEON on weekends and at school pickup.
  • You want maximum land for your money — Batu Gajah and Chemor give you noticeably more.
  • You work in Ipoh town and want a five-minute commute — buy in town instead.

If that second list sounds like you, tell us on WhatsApp and we will point you somewhere better. We are paid by developers, not by you, so there is no reason for us to push Botani if Botani is wrong for you.

What to check before you buy in Botani

  1. Which phase and which row. Within one Botani scheme the corner lots, end lots and park-facing rows are priced very differently. Ask what is genuinely still available.
  2. Bumi lot status. It affects your price now and who you can sell to later — here is what a Bumi lot actually means.
  3. Tenure. Most Botani stock is freehold, but confirm it in writing for your specific lot — see freehold vs leasehold.
  4. What the free extras really are. Free solar, free EV charger and free furnishing appear a lot here. Get the brand, the capacity and the warranty in writing, not just the word "free".
  5. Your real loan ceiling. Work out margin of finance and DSR before booking — our loan guide covers both.
  6. Weekend traffic. Drive the route past AEON on a Saturday afternoon before you commit.

Botani compared with other Ipoh areas

Against Ipoh Town you get newer stock and more land, and give up being central. Against Bercham you pay more for a better amenity cluster. Against Lahat and Chemor you pay a clear premium for convenience and resale depth. Against Tiger Lane you get more choice at lower entry prices. The full side-by-side is in our comparison of all 10 Ipoh areas.

Botani property — common questions

Is Botani a good place to buy property in Ipoh?

Yes, and it is the area most Ipoh buyers shortlist first. Botani combines AEON Mall Kinta City, KPJ Ipoh Specialist Hospital, schools and a dense food scene within minutes. You pay roughly RM50k to RM80k more than comparable areas for that convenience and stronger resale demand.

How much does a house in Botani, Ipoh cost?

Condominiums start from around RM170k, double storey terrace homes from around RM498k, and semi-Ds from around RM850k up to RM1.08mil. These are current launch-phase prices for specific projects, not market averages, and developer pricing changes each phase.

What new projects are available in Botani, Ipoh?

Twelve are currently available, including Forressta, Pulai Heights terrace and semi-D, Pearl Garden 2A/2B/2C, Lapangan Indah, Lex Living, Zentology, Subaru, BungalowDEES, Serene Garden Cavelle and the Santorini condominium. They span terrace, semi-D, triple storey and condominium.

Is property in Botani freehold?

Most Botani new launches are freehold, including Forressta, Pulai Heights, Lex Living and Santorini. Freehold is one of the reasons the area holds value well. Always confirm the tenure for your specific lot in writing before paying a booking fee.

Is Botani near AEON and KPJ?

Yes. AEON Mall Kinta City and KPJ Ipoh Specialist Hospital are both within minutes of the Botani neighbourhood. Having a mall and a private specialist hospital this close is unusual in Ipoh and is the main reason families and multi-generational households choose the area.

How far is Botani from Ipoh town?

Roughly fifteen minutes by car on a normal day. Botani sits on the southern side of the city, so a town job is entirely workable, though most residents find they rarely need to go into town because the amenities are local.

Is Botani expensive compared to other Ipoh areas?

It is one of the pricier established areas, but not the most expensive. A comparable new terrace costs roughly RM50k to RM80k more in Botani than in Lahat, Bercham or Chemor. Tiger Lane commands a higher premium for prestige and lower density.

Which Botani project is best for a first-time buyer?

On price, the Santorini condominium from around RM170k is the lowest entry point, followed by Pearl Garden 2A/2C from around RM438k for a 1.5 storey terrace. The right answer depends on whether you need land or just need rooms, and on your loan ceiling.

Is Botani good for families with children?

Yes. It has primary, secondary and international school options within the area, so children can usually stay in the same school through their whole education. Combined with KPJ nearby and AEON for weekends, it is the most family-practical area in Ipoh.
