Living at Tiger Lane, Ipoh
Tiger Lane — properly Jalan Raja Dihilir — is the address Ipoh people name when they want to signal that someone did well. It is a wide, tree-lined stretch on the southern edge of the town centre, lined with old bungalows, embassies-turned-offices, and some of the city’s best-known schools.
What you are buying here is scarcity. Tiger Lane is not a township and it never will be. There is no land to open up, so new supply arrives once every few years, usually as a low-density condominium rather than landed. That is why a unit here holds its price differently from a terrace in a growing suburb.
What property at Tiger Lane costs
| Type | Typical size | Indicative from-price |
|---|---|---|
| Low-density condominium | 712 – 888 sqft | around RM379k |
That is the current launch-phase figure for Raffles 188, not a market average — older Tiger Lane bungalows on the subsale market sit in an entirely different bracket. Pricing moves with each phase, so ask us for today’s list before you budget around it.
Worth being clear about: Raffles 188 is a commercial (HDA) title development, not a residential condominium. That affects your loan margin, your assessment and utility rates, and your future buyer pool. It is a common structure for this kind of project and it is not a problem — but you should know it before you sign, and many agents will not raise it.
What is actually nearby
- Schools — this is the main event. Several of Ipoh’s established schools sit in or beside the Tiger Lane corridor, which is why families pay the premium.
- Healthcare — hospital access is close, and the Greentown specialist clinics are a short drive.
- Ipoh town — you are on the edge of the centre, so town is five to ten minutes, not fifteen.
- Green space — low density, mature trees, the Ipoh Polo Ground and open surroundings. It is noticeably quieter and cooler than the newer suburbs.
- Food — you are close to both the town food scene and the Canning Garden side.
Who Tiger Lane suits
- Parents whose main driver is the school cluster, and who want to stop driving twenty minutes each morning
- Buyers who specifically want a recognised Ipoh address and understand they are paying for it
- Downsizers moving out of a large old house who want low-maintenance living in the same part of town
- Anyone who values quiet, low density and mature trees over a big new clubhouse
- Investors targeting professional tenants — the address rents well
Who Tiger Lane does not suit — the honest half
- You want land. There is essentially no new landed supply here. If you want a garden, look at Botani or Lahat.
- You want choice. There is one live new-launch project. That is the whole market.
- Schools are your driver but the budget is tight — Botani has good school options at lower prices.
- You want the lowest cost per square foot in Ipoh. You will not find it on this road.
- You need a residential-title property specifically.
If that second list is you, say so on WhatsApp and we will point you somewhere better. We are paid by developers, not by you, so there is no reason to push Tiger Lane if Tiger Lane is wrong.
New launches at Tiger Lane right now
- Raffles 188 — luxury condominium, 712 to 888 sqft, two to three bedrooms with two bathrooms, one to two car parks, balconies on all units. 188 units only, 15+ facilities, deliberately low density. Commercial (HDA) title.
188 units on a road like this is genuinely low density — for comparison, Loft 26 in Bercham has 394. Fewer units means less lift queuing, less pressure on facilities and, usually, better long-term maintenance. Full specs and current pricing are on the card above.
What to check before you buy at Tiger Lane
- Commercial versus residential title. Raffles 188 is commercial (HDA). Ask your banker what margin of finance they will give on commercial title before you pay a booking fee — it is usually lower than residential.
- Which facing, and which floor. On a low-density development the difference between a good facing and a bad one is most of the value. Ask what is left before you decide.
- Maintenance fee per square foot. 15+ facilities across only 188 units means the cost per unit is higher than a big development. Get the figure in writing.
- Car park allocation. One or two bays depending on the unit. If you have two cars, confirm which units carry two.
- Your real loan ceiling — work through margin of finance and DSR first, especially given the title type.
- The school you are actually targeting. Confirm the catchment and the intake before you buy on the assumption of a place.
Tiger Lane compared with other Ipoh areas
Against Ipoh Town you get a quieter, greener, more prestigious setting at a slightly higher entry price, with the same central access. Against Botani you get the address and lower density, and give up land, choice and the AEON-KPJ cluster. Against Bercham you pay more for a calmer, more established environment. Tiger Lane property — common questions
Why is Tiger Lane so popular in Ipoh?
Tiger Lane, or Jalan Raja Dihilir, is Ipoh’s best-known prestige address. It is a wide, tree-lined, low-density road beside several of the city’s established schools and close to the town centre. There is no land left to develop, so supply stays scarce and values hold.
What new projects are available at Tiger Lane?
Raffles 188 is the current new launch — a low-density luxury condominium with 188 units, sized 712 to 888 sqft, two to three bedrooms, all with balconies and 15+ facilities. New supply at Tiger Lane is rare because there is almost no developable land left.
How much does a Tiger Lane property cost?
Raffles 188 starts from around RM379k for a 712 sqft unit. That is the current launch-phase price for one project, not a market average — older Tiger Lane bungalows on the subsale market sit in a much higher bracket.
Is Raffles 188 freehold or commercial title?
Raffles 188 is a commercial (HDA) title development rather than a residential condominium. This affects your loan margin of finance, assessment and utility rates, and your future buyer pool. Ask your banker what they will lend on commercial title before paying a booking fee.
Is Tiger Lane expensive compared to other Ipoh areas?
Tiger Lane commands the clearest prestige premium in Ipoh, but Raffles 188’s entry price of around RM379k is lower than many Botani landed homes. You pay more per square foot and get less land; what you buy is the address, the low density and the school access.
Which schools are near Tiger Lane?
Several of Ipoh’s established schools sit in or beside the Tiger Lane corridor, which is the main reason families pay to live here. Confirm the specific catchment and intake for the school you are targeting before buying on that assumption.
Is Tiger Lane good for rental investment?
Yes. The address attracts professional tenants and the low unit count limits competing supply on the same road. Compact two and three bedroom units at Raffles 188 suit the tenant profile better than large landed homes would.
Can I buy a landed house at Tiger Lane?
New landed supply at Tiger Lane is effectively nil — the road is fully built up with older bungalows that only come up on the subsale market, usually at high prices. For new landed homes, Botani, Lahat and Klebang are the realistic options.

One project, 188 units. Which facing is left?
