Living in Batu Gajah
Batu Gajah is a proper town in its own right, about twenty to thirty minutes south-west of Ipoh. It is not an Ipoh suburb — it has its own centre, its own schools, its own history, and crucially its own ETS station. That last point is the one most buyers underestimate.
The landscape here is the old Kinta Valley mining country, which left behind a string of lakes. A lot of the new housing is built around them, and lakeside frontage at these prices does not exist anywhere closer to Ipoh. Kellie’s Castle is here too, if you want the tourist version of the story.
What property in Batu Gajah costs
| Type | Typical size | Indicative from-price |
|---|---|---|
| Single storey terrace | 20 x 70 | around RM284k |
| Single storey terrace | 22 x 70 | around RM308k |
| Double storey terrace | 20 x 70 | around RM369k |
| Double storey terrace, completed | 22 x 75 | around RM446k |
Those are current launch-phase figures for the projects on this page, not a market average. Pricing moves with each phase, so ask us for today’s list before you budget around it.
This is the value story in one line: a 22 x 75 double storey terrace here costs roughly what a 20 x 70 costs in Botani. You are buying noticeably more house and more land. What you pay for it is the drive.
About the 100% loan offers
Two projects here advertise 100% loan applications, subject to terms. That is genuinely useful if you have the income but not the deposit — but it means a bigger loan, a higher monthly instalment and no equity buffer on day one. Get your DSR and margin of finance worked out before you rely on it. Free legal and stamp duty on some phases is the other real saving; ask which costs are actually covered and which are not.
What is actually nearby
- Batu Gajah ETS station — direct rail to KL and north. For anyone who travels to KL regularly this changes the whole calculation, because you do not have to drive into Ipoh first.
- Lakes — former mining lakes give the area its green, open character and several developments sit directly on them.
- Schools — established primary and secondary schools in the town.
- Town centre — Batu Gajah is self-contained for daily needs: shops, markets, clinics, banks, food.
- Into Ipoh — roughly twenty-five to thirty minutes by car.
Who Batu Gajah suits
- You want the most house and land per ringgit anywhere near Ipoh, and you are honest with yourself about the drive
- You travel to KL by train — having the ETS station in your own town is a genuine advantage
- You have the income but not the deposit, and the 100% loan route fits your situation
- You work in Batu Gajah, Siputeh, Gopeng or the southern corridor
- You want lakeside or green surroundings rather than a dense township
Who Batu Gajah does not suit — the honest half
- You work in Ipoh town and will drive it daily. Twenty-five to thirty minutes each way is an hour a day, five days a week, for thirty years. Do that arithmetic before you sign.
- You want Ipoh’s food, malls or specialist hospitals within minutes — you will be driving in for all of it.
- You want a condominium or facilities — this is a landed market.
- Your children are in an Ipoh school. The morning run will define your life.
That first point is the one we actually argue with buyers about. If the commute is going to be daily, look at Lahat or Pengkalan first — same direction, much closer. We are paid by developers, not by you, so we have no reason to push Batu Gajah if it does not fit.
The 5 Batu Gajah projects
Under RM320k
- Taman Tasik Ardea — single storey terrace, 20 x 70, four bedrooms, full facilities, completing 2026, 100% loan application (T&C). The lowest entry price on this site.
- The Lakes — single storey terrace, 22 x 70, four bedrooms, bigger house size, 100% loan application (T&C).
RM350k to RM470k
- Metro Garden Phase 2 — double storey terrace, 20 x 70, five bedrooms and four bathrooms, guarded, completing 2026, with free legal and stamp duty.
- Lakes Terrace @ Laguna — double storey terrace, 22 x 75, four bedrooms, completed and move-in ready.
- Lakes Terrace @ Premier — double storey terrace, 22 x 75, four bedrooms and four bathrooms, completed and move-in ready. The most bathrooms per ringgit here.
Two of these are completed and move-in ready, which matters if you are renting now and do not want to pay rent and progressive interest at the same time. Full specs and current pricing are on the cards above.
What to check before you buy in Batu Gajah
- Drive the commute at 7:30am on a weekday. Not on a Sunday afternoon. This is the single test that decides whether Batu Gajah works for you.
- What the 100% loan actually requires. Terms and conditions apply, and they vary by bank and by project. Get the conditions in writing before you count on it.
- What free legal and stamp duty covers. Usually the SPA and the loan documentation — but confirm which of the two, and whether disbursements are included.
- Completed versus completing 2026. Completed units you can walk through today. Under-construction units carry progressive interest and delivery risk. Price them differently in your head.
- Flood and lake proximity. Lakeside is lovely; ask about drainage and historical water levels for that specific phase.
- Bumi lot status — here is what a Bumi lot actually means for your price and your resale pool.
Batu Gajah compared with other areas
Against Chemor the prices are similar but Batu Gajah has the ETS station and the lakes. Against Lahat you get more house for the money and a longer drive. Against Botani you are buying a different proposition entirely — space and value instead of convenience. Against Ipoh Town you give up everything central and gain land. The full side-by-side is in our comparison of all 10 Ipoh areas.
Batu Gajah property — common questions
Is Batu Gajah a good place to buy a house?
Yes, if you want maximum land and house for your money and the commute genuinely works for you. Batu Gajah has its own ETS station, lakeside settings and prices from around RM284k. It is about twenty-five to thirty minutes from Ipoh town.
How much does a house in Batu Gajah cost?

Five are currently available: Taman Tasik Ardea, The Lakes, Metro Garden Phase 2, Lakes Terrace @ Laguna and Lakes Terrace @ Premier. Two are completed and move-in ready, and two offer 100% loan applications subject to terms.
Does Batu Gajah have an ETS station?
Yes. Batu Gajah has its own ETS station with direct services to Kuala Lumpur and northward. For buyers who travel to KL regularly this is a significant advantage, because you do not need to drive into Ipoh to catch the train.
Can I get a 100% loan in Batu Gajah?
Two projects, Taman Tasik Ardea and The Lakes, advertise 100% loan applications subject to terms and conditions. Approval depends on your income, DSR and the bank. Get the exact conditions in writing before relying on it, because a full loan means higher monthly instalments.
