Living in Chemor, Ipoh
Chemor is a small town about twenty minutes north of Ipoh, past Klebang on the old road toward Kuala Kangsar. It is limestone hill country — the same dramatic outcrops Ipoh is known for, but with far fewer people around them.
For buyers the appeal is blunt and it is entirely about price. Chemor has the cheapest freehold landed new launches within reach of Ipoh, starting around RM284k for a single storey terrace with its own land. For a lot of first-time buyers and young families, this is the difference between owning a house and renting one.
What property in Chemor costs
| Type | Typical size | Indicative from-price |
|---|---|---|
| Single storey terrace | 20 x 70 | around RM284k |
| Double storey terrace | 20 x 60 / 20 x 65 | around RM298k |
| Double storey terrace | 22 x 65 | around RM320k |
| Single storey semi-D | 30 x 70 | around RM342k |
Those are current launch-phase figures for the projects on this page, not a market average. Pricing moves with each phase, so ask us for today’s list before you budget around it.
Put that in perspective: a semi-D in Chemor at around RM342k costs less than a terrace almost anywhere else in Ipoh. In Botani that money does not buy landed property at all.
About the 10% discount and full loan offers
Three of the four projects here advertise a 10% discount plus full loan and free legal and stamp duty. These are real savings, but read them properly. The discount is usually off the listed price, which means the bank values against the net figure. Full loan means a bigger monthly instalment and no equity on day one. Work out your DSR and margin of finance before you count on any of it — we will do it with you for free.
What is actually nearby
- Chemor town — a self-contained small town: shops, wet market, eateries, clinics, banks and petrol.
- Schools — primary and secondary schools within the town, so young children do not have to travel.
- Limestone hills and greenery — open surroundings, low density, noticeably quieter air than the city.
- Places of worship — temples and community facilities serving the local population.
- Into Ipoh — roughly twenty minutes by car to the city; Klebang and Meru are closer still.
What is not here: malls, cinemas, private specialist hospitals, international schools. For any of that you drive to Ipoh.
Who Chemor suits
- First-time buyers who want land, not a condominium, and need the entry price to be realistic
- Young families who would rather own outright in Chemor than rent in the city
- Anyone whose priority is freehold landed property at the lowest possible price near Ipoh
- You work in Chemor, Kuala Kangsar, Tanjung Rambutan or the northern corridor
- Buyers who genuinely want quiet and space rather than saying they do
Who Chemor does not suit — the honest half
- You work in Ipoh town and will drive twenty minutes each way, daily, for decades. Be honest about this before you sign.
- You want amenities. There is no mall, no cinema and no specialist hospital in Chemor.
- Your children will attend school in Ipoh — the morning run will shape your whole day.
- You care about fast capital appreciation. Chemor is an affordability play, not a growth play; Botani and Ipoh Town have deeper resale demand.
That last point matters and most agents will not say it. Chemor is the right answer when the alternative is not owning at all. It is the wrong answer if you are choosing it purely as an investment. We are paid by developers, not by you, so we have no reason to push it either way.
The 4 Chemor projects
- Chemor Impian 2 — single storey terrace, 20 x 70, three bedrooms, with a 10% discount, full loan and free legal and stamp duty. The cheapest landed house we carry.
- Desa Park Chemor — double storey terrace, 20 x 60 or 20 x 65, three bedrooms and three bathrooms, freehold, full loan, with an extendable kitchen.
- Silver Valley Gardens — double storey terrace, 22 x 65, four bedrooms, with a 4.1-acre park inside the scheme. The widest frontage here.
- Chemor Impian 1 — single storey semi-D, 30 x 70, four bedrooms, with a 10% discount, full loan and free legal and stamp duty. A semi-D for less than most terraces elsewhere.
Full specs and current pricing are on the cards above. We have walked all four — the photos on this site are ours, not the developer brochure.
What to check before you buy in Chemor
- What the 10% discount is calculated on. Listed price or net price changes what the bank values and what you actually pay. Ask for the net figure in writing.
- What full loan requires. Terms and conditions apply and vary by bank. Get the conditions confirmed before you build your budget around them.
- Bumi lot status. Affordable Perak schemes carry a Bumi quota, and it materially changes who you can sell to later — here is what that actually means.
- Tenure. Several Chemor projects are freehold, which is a genuine advantage at this price. Confirm it in writing for your lot — see freehold vs leasehold.
- Drive the commute at 7:30am. Twenty minutes on a quiet afternoon is not twenty minutes on a Monday morning.
- What free legal and stamp duty covers. The SPA, the loan documentation, or both? Confirm which, and whether disbursements are included.
Chemor compared with other Ipoh areas
Against Batu Gajah the prices are similar, but Batu Gajah has its own ETS station and the lakes while Chemor is closer to the northern highway corridor. Against Klebang you save money and lose a mature neighbourhood. Against Lahat you save roughly RM100k on a comparable house and add distance. Against Botani you are in a completely different market. Chemor property — common questions
Is Chemor a good place to buy a house?
Yes, if your priority is owning freehold landed property at the lowest realistic price near Ipoh. Chemor starts from around RM284k for a single storey terrace with land. It is about twenty minutes north of the city, with no mall and no specialist hospital.
How much does a house in Chemor cost?
Single storey terrace homes start from around RM284k, double storey terrace from around RM298k, and a single storey semi-D from around RM342k. These are current launch-phase prices for specific projects, not market averages, and pricing changes each phase.
What new projects are available in Chemor?
Four are currently available: Chemor Impian 2 (single storey terrace), Chemor Impian 1 (single storey semi-D), Desa Park Chemor (double storey terrace, freehold) and Silver Valley Gardens (double storey terrace with a 4.1-acre park).
Is property in Chemor freehold?
Several Chemor projects are freehold, including Desa Park Chemor. Freehold at this price point is genuinely unusual and is one of the area’s main advantages. Always confirm the tenure for your specific lot in writing before paying a booking fee.
Can I get a full loan for a house in Chemor?
Three of the four Chemor projects advertise full loan plus a 10% discount and free legal and stamp duty, subject to terms. Approval depends on your income and DSR. Confirm the conditions in writing first, because a full loan means higher monthly instalments and no equity buffer.
How far is Chemor from Ipoh?
Roughly twenty minutes by car to Ipoh town, heading north past Klebang on the old Kuala Kangsar road. If you will drive it daily for work or school, test the route on a weekday morning rather than a weekend before you commit.
Is Chemor cheaper than other parts of Ipoh?
Yes — Chemor has the cheapest freehold landed new launches within reach of Ipoh. A semi-D here at around RM342k costs less than a terrace in most other Ipoh areas, and considerably less than anything landed in Botani or Ipoh Town.
Is Chemor a good investment?
Chemor is an affordability play rather than a growth play. It is the right choice when the alternative is not owning at all. For capital appreciation and resale depth, Botani and Ipoh Town have far stronger buyer demand.
