Do I need to pay an agent fee when buying a new launch in Ipoh?
No. For new launch projects the developer pays the marketing agent, so you pay nothing extra. The price you get through us is the same as going direct to the developer — you simply get guidance, shortlisting and paperwork help at no cost.
How much cash do I need to buy a house in Ipoh?
For a new launch, budget roughly 10% of the price as down payment, plus a booking fee of about 2–3% which forms part of it. Many developers absorb the SPA legal fees and loan stamp duty on new launches, so upfront cash is often lower than subsale.
What is the cheapest new house in Ipoh?
New landed homes in Chemor currently start from around RM284,000, which is the most affordable freehold landed option in the Ipoh area. Entry-level condominium units start from around RM170,000. Prices are developer-set and change, so confirm current pricing before planning.
Do I have to pay stamp duty when buying a new launch?
Stamp duty applies on the transfer of title and on the loan agreement. On many new launch projects the developer absorbs the loan documentation stamp duty and legal fees. Exemptions for first-time buyers have existed in past budgets, so always check what is current when you buy.

How much home loan can I get in Malaysia?
Most first and second-time residential buyers can be considered for up to 90% financing of the property price or valuation, whichever is lower. The actual amount depends on your income, existing commitments and credit record, so get an eligibility check before you view homes.
What is DSR and why does it matter?
DSR (Debt Service Ratio) is the share of your income already going to monthly commitments, including the new home loan. Most banks are comfortable within roughly 60–70%, though each bank sets its own limit. Clearing small loans before applying can increase how much you qualify for.
Why was my home loan rejected?
The most common reasons are late payments in your CCRIS record over the last 6–12 months, a DSR that is too high because of existing car or personal loans, unstable or undocumented income, and applying to only one bank. Six clean months usually improves your chances significantly.
Can I get a 100% home loan in Ipoh?
Some projects and schemes advertise zero or very low down payment packages, usually through developer rebates or specific financing arrangements rather than a true 100% bank loan. Availability changes by project — ask us which current Ipoh projects have such packages.
What documents do banks need for a home loan?
Typically your MyKad, the latest 3–6 months of payslips, 3–6 months of bank statements showing salary credited, your EPF statement, and your latest EA form or BE form with tax receipt. Business owners also need SSM documents and company accounts.

Is Ipoh a good place to buy property?

What is the difference between freehold and leasehold?
Freehold land is owned indefinitely with no lease to renew. Leasehold land is held on a lease from the state, commonly 99 years. What matters most on leasehold is the remaining years — a long remaining lease finances and resells normally, while a short one becomes progressively harder.
Should I buy freehold or leasehold in Ipoh?
Choose freehold if you plan to hold long term or want the simplest resale. Leasehold is still reasonable when the location is better, the remaining lease is long, and the price gap is real. Always confirm the exact remaining tenure in writing before paying a booking fee.
What is a Bumi lot?
A Bumi lot is a unit set aside for Bumiputera buyers under state housing policy, usually sold at a discount. The title normally carries a restriction, meaning it can generally only be resold to another Bumiputera buyer unless the state approves a release.
Can a non-Bumiputera buy a Bumi lot?
Not while the restriction stands. If unsold Bumi units have been formally released by the state for open sale, they can be bought by anyone — but you should ask to see that approval documented before committing to the purchase.

What are the steps to buy a new house in Ipoh?
First check your loan eligibility, then choose your area, view and shortlist projects, pay the booking fee to hold a unit, apply to two or three banks, sign the Sale and Purchase Agreement with a lawyer, then wait for progress payments and vacant possession.
How long does it take to get keys for a new launch?
For a landed project under construction, vacant possession typically comes about two to three years after signing, with the bank releasing funds to the developer in stages. Completed or nearly completed units can hand over much sooner.
What happens if my loan is rejected after paying the booking fee?
This depends on what the booking form states, which is why you should read it before paying. Many developers will refund the booking fee if the loan is genuinely rejected, but the terms vary. Always get the refund condition in writing.
Should I buy a new launch or a subsale house?
New launches usually need less upfront cash because developers often absorb legal fees, but you wait two to three years for the home. Subsale costs more upfront and needs renovation budget, but you can move in within weeks and start collecting rent immediately.

What is the difference between a terrace, semi-D and bungalow?
A terrace shares both side walls with neighbours and is the most affordable landed option. A semi-detached shares only one wall and has land on three sides. A bungalow stands alone on its own land and is the largest and most expensive.
Is a corner lot worth the extra price?
A corner lot gives you extra side land for parking, a garden or a future extension without paying semi-detached prices, and it usually holds resale appeal well. Corner units are typically the first to sell out in any Ipoh project.
