Pearl Garden sits in Botani, the area most Ipoh buyers shortlist first. It comes in two forms on the same 20 x 70 lot: a 1.5 storey version (phases 2A and 2C) and a full double storey (phase 2B). The lot size is identical — what changes is how much house you build on it, and roughly RM60k of price.
That choice is the whole decision here, and it is a more interesting one than most buyers expect.

What stands out
- EV charging and 3-phase wiring come as standard. Most Ipoh terrace launches at this price still give you single phase. If you drive an EV, or you plan to install aircon in every room, three-phase saves you a rewiring job later.
- You get a real choice of build. Same land, two different houses. The 1.5 storey suits older parents or anyone who does not want stairs every day; the double storey gives you the fourth bedroom.
- Botani location at a Botani entry price. At around RM438k this is one of the cheaper ways into the area, which normally starts nearer RM500k for a new terrace.
- Guarded community — security without the full gated premium.
What to think about honestly
- 20 ft frontage is on the narrow side. Compare it against Pulai Heights at 24 ft or Lex Living at 22 x 80 and you will feel the difference in the living room and the car porch. If you have two cars, stand in the porch before you decide.
- Guarded is not the same as gated and guarded. Ask exactly what the security arrangement is, who pays for it, and for how long it is committed.
- Three bedrooms in the 1.5 storey version. If you are planning for children or for parents moving in, do that arithmetic now rather than in five years.
- Confirm which phase has stock. 2A, 2B and 2C are priced differently and sell at different speeds.
Who Pearl Garden suits
- First-time buyers who want a Botani address without stretching to RM550k and up
- Families where someone struggles with stairs — the 1.5 storey layout is genuinely useful, not a compromise
- EV owners, or anyone who wants the wiring done properly from day one
- Buyers who value the AEON and KPJ cluster more than they value land width
Who it does not suit: you need a wide frontage, space for three cars, or five bedrooms. At that point look at Lex Living (22 x 80) or step up to a semi-D.
Compare before you decide
