What stands out
- 22 x 75 for RM429k. Compare that against Botani, where a similar lot starts nearer RM500k, and the value is obvious.
- Properly gated and guarded — controlled access, not just a patrol. This is the main reason buyers choose Lahat over older unfenced parts of Ipoh.
- Four bathrooms for four bedrooms. One each, which removes the morning queue.
- 75 ft depth gives you real room behind the house for a wet kitchen or a garden.
- Quiet, low traffic. Lahat is the calm option, about fifteen to twenty minutes from town.
What to think about honestly
- There is no mall in Lahat. Neighbourhood shops, food and clinics cover daily life; for anything more you drive into Ipoh or out to AEON. Fifteen to twenty minutes either way. Read our Lahat area guide before committing.
- Ask how long the guarding is committed for and what the monthly charge will be once any free period ends.
- Ask which rows and lots are left. In a gated scheme, corner lots, end lots and park-facing rows are priced very differently.
- Check Bumi lot status — it changes your price now and your buyer pool later.
- Drive to your office at 8am from the actual site before you sign.
Who Mosey Hill suits
- Buyers who want a gated terrace with real land in the low RM400k band
- Families with young children who want a quiet, low-traffic street
- Anyone moving out of an older Ipoh house who wants new wiring and a guardhouse
- People who drive south or to KL often — the Simpang Pulai interchange is close
Who it does not suit: you want to walk to shops or cafes, or you work in town and hate driving. Fifteen to twenty minutes each way adds up over five years.
Compare before you decide
