What stands out
- 80 ft depth. That extra ten feet over a standard 70 ft lot is where a covered wet kitchen, a proper drying area or a small garden comes from — the things people renovate for later, you already have.
- Freehold. No lease to worry about, cleaner financing, and a wider pool of future buyers.
- The electrical package is genuinely complete. Solar plus an EV charger plus three-phase wiring, all included. Retrofitting that combination after handover costs real money.
- 4+1 bathrooms — the extra downstairs WC is the one every guest and every helper uses.
What to think about honestly
- Get the solar specification in writing. “Free solar” is a phrase, not a number. Ask for the kWp capacity, the panel and inverter brand, the warranty length and who handles the TNB net-metering application. A small system on a big roof is still a small system.
- EV charger: the unit or just the point? Confirm whether you receive an actual charger or only the wiring and a socket.
- At around RM598k you are at the top of the Botani terrace band. At that number, also look at what a semi-D in Klebang or Pengkalan costs — you may be closer to one than you think.
- Confirm the security arrangement and the monthly maintenance charge before booking, not after.
Who Lex Living suits
- Buyers who want land depth and will actually use the back — cooking, drying, gardening, extending later
- EV owners, or households with high electricity bills where solar changes the monthly maths
- Anyone who insists on freehold
- Families who want the Botani amenity cluster and are comfortable in the high RM500k band
Who it does not suit: your budget is tight. At around RM598k, Pearl Garden or Zentology give you a Botani address for RM60k to RM100k less, and you can add solar later if you want it.
Compare before you decide
