Serene Garden, marketed as Cavelle, is a freehold double storey semi-detached scheme in Botani on a 40 ft x 80 ft lot, with five bedrooms, five bathrooms, a high ceiling and an extra ten feet of land.

At around RM1.08 million it is the most expensive project on our Botani list. That puts it in a small club in Ipoh, and it deserves to be judged against that club rather than against terrace houses.

What stands out

  • 3,200 sq ft of land before the extra ten feet. That is genuine semi-D space — room for a real garden, three cars, and an extension later if you ever need it.
  • Five bedrooms and five bathrooms. One each, which is what separates a semi-D from a large terrace in daily life.
  • High ceiling. In the Malaysian climate this is a comfort feature, not a styling one — it changes how the house holds heat.
  • Freehold, in Botani. New freehold semi-D land in an established Ipoh amenity cluster is not something that comes up often.

What to think about honestly

  • At RM1.08 million your buyer pool on resale is small. Ipoh has far fewer buyers at seven figures than at RM500k. That is fine if you are buying a home to keep; think carefully if you are buying to flip.
  • Work out the monthly instalment honestly before you fall in love with it. Run your DSR and margin of finance first — at this price the gap between what you want and what the bank allows tends to be wide.
  • Confirm exactly where the extra ten feet sits — beside, behind, or both — and whether it is on your title or a shared reserve.
  • Bigger house, bigger everything. Five bathrooms, a garden and a high ceiling all cost money to run and maintain. Budget for it.

  • Buyers upgrading within Ipoh who want to stay in the Botani amenity cluster

Who it does not suit: you are stretching to reach it. A semi-D in Klebang at around RM667k or Pengkalan at around RM397k gives you semi-D living for a fraction of this, with less prestige and fewer amenities nearby.
