Before anything else: this is a commercial (HDA) title development, not a residential condominium. That single fact changes your loan, your bills and who can buy it from you later. Plenty of listings will not mention it. We are mentioning it first.

  • Entry price. Around RM300k for a two to three bedroom home with full facilities is among the lowest in Ipoh for this type of product.

  • Bercham has the tenant pool. If you are buying to rent out, this is the right area for it — young workers, students and people who want to be near the food belt.

What to think about honestly

  • Commercial title: your bills are higher. Assessment, quit rent and often electricity and water are charged at commercial rates, not residential. Over thirty years this adds up. Get the figures.
  • Commercial title: a smaller resale pool. Some buyers will not consider commercial title at all, and some banks make it harder for them. Factor that into your exit.
  • 394 units is a lot. More units means more pressure on lifts, parking and facilities. Ask how many car park bays come with your unit.
  • You cannot usually claim residential-only incentives on a commercial title unit. Check before assuming.
