Almost every Ipoh buyer eventually asks it: should I buy freehold or leasehold? The honest answer is that it matters — but usually less than people expect, and never more than location and price.
What the two actually mean
Freehold means the land is owned indefinitely. There is no expiry date to worry about and no lease to renew.
Leasehold means the land is held on a lease from the state, commonly for 99 years from when the lease was issued. When the lease runs low, an extension can be applied for, and a premium is normally payable to the state.
The practical differences
| Freehold | Leasehold | |
|---|---|---|
| Ownership period | Indefinite | Commonly 99 years |
| Price | Usually higher | Often slightly cheaper |
| Selling later | Generally simpler | State consent usually needed, which takes time |
| Bank financing | Straightforward | Fine when the remaining lease is long; harder as it shortens |
| Long-term value | Holds well | Can be affected once the remaining lease gets short |
The one number that matters most on leasehold
Not the original 99 years — the remaining years. A leasehold property with 85 years left behaves very differently from one with 45 years left. Banks get noticeably more conservative as the remaining lease shortens, and that eventually affects who can buy it from you.
As a rule of thumb many buyers use: comfortable above roughly 70 years remaining, be careful below about 50.
Which should you choose?
Choose freehold if you plan to hold long term, pass it to family, or want the simplest resale later. Most new landed launches in areas like Botani, Chemor and Klebang are freehold.
Leasehold is still fine when the location is genuinely better, the remaining lease is long, and the price gap is real. A well-located leasehold home you can afford beats a freehold one in a place you do not want to live.

- Bumi lot status — some units are reserved, which affects who you can sell to later
- Individual or strata title, and whether the title has been issued yet
- Any restriction in interest printed on the title
