You are two hours from KL
The ETS makes Ipoh–KL a realistic journey of roughly two to two and a half hours. That has made Ipoh workable for people who need the capital occasionally but do not want to live there or pay its prices.
Real quality-of-life pull
Short commutes, famous food, limestone hills and caves, established schools and hospitals, and a low cost of living. Ipoh consistently attracts retirees and returning locals for exactly these reasons.
New supply is genuinely modern
