Klemeru Ipoh Review | Terrace & 45ft Semi-D with 6kWp Solar

Klemeru sits between Klebang and Meru, which is why you will see it marketed on both. The name is the giveaway.

There are three products. Klemeru 2 is a gated double storey terrace on 22 x 75. Klemeru 3 (A) and (B) are single storey and 1.5 storey semi-Ds on a 45 x 70 lot. All of them come with a 6kWp solar system, three-phase wiring and EV charging — and 6kWp is a real, verifiable number, not a marketing phrase.

What stands out

  • A 45 ft frontage semi-D under RM700k. This is the headline. In Botani a semi-D starts around RM850k and runs past RM1 million. Klemeru 3 gets you semi-D land for terrace-plus money.
  • 6kWp of solar is a stated capacity. That is roughly enough to cover a typical family home’s daytime usage in Perak. Over a ten year horizon it is a number you can actually calculate against your TNB bill.
  • Single storey semi-D option. Klemeru 3 (A) has no stairs at all — rare in new Ipoh launches and genuinely valuable for older parents.
  • Highway access. The Meru interchange is close, which matters if anyone in the household drives to KL or Penang.

What to think about honestly

  • Get the solar paperwork before you book. 6kWp is the panel capacity. Ask separately about the inverter, the warranty period, who applies for TNB net metering, and who maintains it in year six.
  • “Free branded furnishing” needs a list. Ask for the itemised inventory with brands, in writing. Branded is not a specification.
  • It is not in Klebang town and not in Meru Raya — it is between them. That is fine, but drive to your office and to your children’s school from the actual site before you commit.
  • Single storey semi-D means fewer rooms on the same land. Klemeru 3 (A) gives you four bedrooms; (B) gives you five for about RM109k more. Decide on rooms, not on floors.

Who Klemeru suits

  • Buyers who want semi-D land and cannot reach Botani semi-D prices
  • Households with older parents — the single storey layout removes stairs entirely
  • Anyone with a high electricity bill, where 6kWp genuinely changes the monthly maths
  • People who drive out of Ipoh regularly and want the Meru interchange nearby

Who it does not suit: you want a mature neighbourhood with shops and food at the doorstep. Klebang town proper and Bercham are better on that. You also give up the AEON and KPJ cluster.

Compare before you decide

Against Namcom Klebang Ria 8A (35 x 80 single storey semi-D, freehold, renovated) you get a wider frontage but a different package — compare them side by side. Against a Botani terrace at the same money you are choosing land over amenities. Full comparison: all 10 Ipoh areas.
