  • The address. Tiger Lane is fully built up with older bungalows and there is essentially no land left. New supply here arrives once every few years, which is why values behave differently from a growing suburb.
  • 188 units is genuinely low density. Less lift queuing, less pressure on the facilities, and usually better long-term maintenance because the building is easier to run.
  • Balconies on every unit — not standard at this price point.
  • Schools. Several of Ipoh’s best-known schools sit in or beside the Tiger Lane corridor. For parents this is often the whole reason.

What to think about honestly

  • Car park allocation is 1 or 2 depending on the unit. If you have two cars, confirm which units carry two bays.
  • Confirm the school catchment before buying on the assumption of a place.
