Residensi Jati De Meru is a freehold condominium in the Meru corridor, with units over 900 sq ft, one to three bedrooms, 10+ facilities and furnished options — from around RM180k.
That is one of the lowest entry prices for a freehold home of that size anywhere in Ipoh. It also sits beside the Meru toll, which is both the main advantage and the main thing to check.

What stands out
- 900+ sq ft, freehold, from around RM180k. Check what RM180k buys anywhere else in Ipoh and this stands out immediately.
- Highway on your doorstep. Beside the Meru toll means you are on the North–South Expressway within minutes. If anyone in the household commutes to KL, Penang or Kuala Kangsar, this is worth real money.
- Freehold — cleaner financing and a wider resale pool than a leasehold unit.
- Furnished options. For an investor, or for a buyer with no renovation budget left after the deposit, this removes the fit-out problem.
What to think about honestly
- Beside the toll means you will hear the highway. Stand on the actual unit’s balcony — not the show unit — at different times of day. Some facings will be fine; some will not. This is the single most important check here.
- Ask what “furnished” includes, item by item, in writing. It ranges from a bed and a wardrobe to a full kit.
- Get the maintenance fee per square foot. On a 900 sq ft unit a high rate adds up fast, and on a low-priced unit the fee is a bigger share of your monthly cost.
- Meru is not a food or shopping destination. Meru Raya covers daily needs; for the rest you drive. See our Meru area guide.
- Check the car park allocation for your specific unit.
Who Residensi Jati De Meru suits
- First-time buyers who need the lowest realistic entry price into a freehold home
- Anyone who commutes out of Ipoh regularly — the toll access is genuinely valuable
- Investors wanting a furnished, rentable unit at a low capital outlay
- Buyers who want a condominium rather than landed, and do not need to be central
Who it does not suit: you are noise-sensitive, or you want a walkable neighbourhood with food and shops at the door. Check the facing before anything else.
Compare before you decide
Against Santorini in Botani (from around RM170k, 42 facilities, freehold) you get similar pricing but a very different location — Botani has AEON and KPJ, Meru has the highway. Against Anderson Condo in Ipoh Town (from around RM199k) you trade the town centre for space and access. Full comparison: all 10 Ipoh areas.
