Silver Valley Gardens is a guarded double storey terrace scheme on a 22 x 65 lot, marketed across the Klebang, Meru and Chemor corridor in Ipoh’s north.
At around RM320k for a four-bedroom double storey terrace, it is one of the lowest entry prices for landed property anywhere near Ipoh — and unusually for this price, the scheme has a 4.1-acre park built into it.

What stands out
- Four bedrooms, double storey, around RM320k. Very few new launches near Ipoh reach that combination. For a first-time buyer this is often the difference between owning and renting.
- A 4.1-acre park inside the scheme. Open space at this price point is rare — most affordable schemes maximise lots and leave you a playground.
- 22 ft frontage. Not the narrowest. You can park two cars without the daily shuffle.
- Ring-road access — useful for getting around northern Ipoh without going through town.
What to think about honestly
- 65 ft is a shallow lot. There is not much room behind the house for a wet kitchen extension later. If extending matters to you, look at a 70 or 75 ft lot instead.
- Confirm exactly where your phase is. This project is marketed across three areas, and the drive time to Ipoh town varies noticeably depending on which part you buy in. Get the pin location, not the area name.
- Ask when the park will actually be built. Amenities shown in a brochure are sometimes in a later phase. Get the completion commitment in writing.
- Guarded, not gated. Ask what the security arrangement is, what it costs monthly, and how long it is committed for.
- Check Bumi lot status — affordable Perak schemes carry a quota. Here is what that means for you.
Who Silver Valley Gardens suits
- First-time buyers whose realistic ceiling is around RM350k
- Young families who want land and a park rather than a condominium
- Buyers who work in northern Ipoh, Chemor or the Meru corridor
- Anyone choosing between renting in the city and owning further out
Who it does not suit: you need a deep lot to extend, or you work in Ipoh town and will drive it daily. Check the commute honestly first.
Compare before you decide
Against Chemor Impian 2 (around RM284k, single storey) you pay more for a second floor. Against Namcom Klebang Ria you give up freehold certainty and a mature neighbourhood for a lower price and a park. Against Batu Gajah you are closer to Ipoh but without an ETS station.
